  • Yes, we can build on your property as long as your property is located in Citrus, Marion, or Levy Counties. Because the prices of the model homes featured on our website include a quarter acre lot, we offer a land credit to people who already own property that we would be building on. The credit amount varies from year to year depending on market conditions.

  • We have more than 100 lots in our inventory ranging from quarter, third, and half acre lots to 1-acre and multi-acre lots. We typically only sell them to customers entering a construction agreement with us to build a home.

  • A spec home is a new home that a builder constructs without a specific buyer in mind. A model home is built with standard features and then put on the market for sale to the general public. With spec homes, all of the colors, appliances, features and amenities are pre-chosen by the builder.

  • We are proud to be one of the most flexible home builders serving Citrus, Marion, and Levy Counties. Yes, we absolutely allow modifications to our models and we refer to these as semi-custom homes. For example, you can build one of our model homes and make choices on interior and exterior colors, flooring style, granite, and cabinet styles, etc. For an upgraded fee, you can also move walls, increase square footage, screen-in the lanai, add garage bays, change window sizes, etc. We work closely with customers to build the home that works best for their needs and desires.

  • Unlike some builders who only have a single home to tour, we have several models and floor plans under construction at any one time. Some are finished, some are in various stages of construction. We take you on a tour of everything you want so that you can see both the guts of the build and the glory of the finished product to help your decision making in choosing us as your builder.

  • As one of the most flexible builders in the area, we absolutely build full custom homes in Citrus, Marion, and Levy counties. We can build from plans you already have from an architect or we have a process that allows you to sit down with our draftsman to design a custom home from the ground up. There’s nothing we love more than helping customers bring their vision to life!

  • No, you do not need a realtor to build a home with our company. Customers can work directly with our expert customer service team to help you build the model, semi-custom, or custom home of your dreams.

  • We have several lenders we recommend to clients for construction-to-perm loans. We don’t receive anything from those lenders in making the recommendations. We’ve simply either done business with them ourselves or have had clients who have done business with them and we’ve found their customer service and lending processes to be exceptional.   • Yes, getting pre-approval or pre-qualified for a construction-to-perm loan from a lender is important so that you and your builder have a firm understanding of your budget.

    Construction-to-perm loans are as easy as qualifying for standard mortgage loans. Unlike standard construction loans, construction-to-perm loans only have one closing cost because they convert to a standard mortgage automatically when construction is complete. They are great options for people looking to build a home. If you need some guidance or recommendations on lenders, let us know and we can send some suggestions your way.

  • We provide septic installation as part of our standard pricing. Similarly, in areas where access to public water is available, we provide that water connection as part of our standard pricing. In more rural areas where a well is required, the cost of drilling the well is not included in our pricing, nor do we drill the well ourselves. We have relationships with several well drillers that we are happy to recommend to customers. Once that well is drilled, we provide the connection for the home as part of our standard pricing.

  • Citrus Springs is a deed-restricted community that does not have any HOA fees. Deed restrictions were established by and continue to be regulated by the Citrus Springs Civic Association (CSCA). The list of deed restrictions can be found on their website. The CSCA sets broad guidelines with regard to deed restrictions and does not focus on stringent home policies like a standard HOA does.

  • We can install gutters of your choosing, but we don’t include them in our standard pricing. Gutters are an upgraded feature that gets added to the base cost of your home. However, we don’t feel that homes require gutters in the three counties where we build due to the porous and sandy soil composition which allows for fast water percolation and runoff. We also build our homes with a 2-ft overhang - something you won’t find with many other builders - which helps keep water run-off away from the home.

  • Our appliance package includes installation of the following stainless steel appliances from leading manufacturers, unless a different finish is requested by the customer: refrigerator, range, microwave oven, and dishwasher. Customers can purchase their own appliances, however it’s recommended they shop with our appliance vendor to avoid delivery and handling fees we require for working with third-party retailers.
